Project Manager

Managed property management for the joint Ports of LA and Long Beach, involving negotiating, drafting and issuing leases and permits involving coordination with City’s Environmental, Engineering, Real Estate, Legal and Risk Management Departments. Acquired Southern California Edison easements for client SunEdison’s Cascade solar project in Joshua Tree, CA. Negotiated the acquisition of right-of-way and handled regulatory permitting for Golden State Water Company and various oil & gas pipeline companies in Southern California. Acquired part takes by negotiation and provided condemnation support for ACE Fairway Dr. Grade Separation Project in the City of Industry.  Currently working on property management for leased properties acquired by ACE for its grade separation projects in the City of Industry.

 

Coates Field Service, Inc., Bakersfield, CASeptember 2011 – September 2012

Senior Right-of-Way Specialist

Working at client Chevron Pipe Line Company’s office, conducted title research, worked closely with engineers, environmental and construction managers to acquire pipeline easements and surface sites for motorized operated valves and pipeline maintenance (pigging) equipment. On behalf of Chevron, worked with Caltrans on utility relocation projects and obtained County permits for pipeline upgrade and maintenance projects in central California.

In San Diego office, managed external vendors, such as title companies, appraisers and environmental firms during the process of acquiring easements by negotiation and condemnation of full and part takes for the City of Victorville. Managed property management for certain City of Poway and San Diego County projects. In Torrance office, acquired right-of-way for the ACE Nogales Grade Separation Project in the City of Industry. Prepared right-of-way cost estimate for the L.A. Metro Crenshaw/LAX Transit Corridor Project.

 

NV Energy, Las Vegas, NV  January 2006-June 2009 

Senior Right-of-Way Agent

Prepared easements, legal descriptions, purchase offers, ordered and analyzed title reports and appraisals, acquired right-of-way by negotiation and condemnation for electrical distribution and transmission powerlines and obtained permits and licenses from various Cities, Clark County, State (NDOT), and Federal (BLM, BOR) land owners. Conducted neighborhood public scoping meetings. Coordinated with Survey, Engineering, Legal, and Environmental departments for powerline right-of-way acquisition and utility relocation.
